Can short-term rentals qualify?
Some DSCR programs accept short-term rentals. Instead of a long-term lease, income may come from booking history or a market rent analysis. Requirements are usually stricter than for long-term rentals and vary by program.
Documentation that helps
Platform payout reports, a history of bookings, and a clear picture of seasonal swings. For a purchase, the appraiser may provide a short-term rental analysis where the program allows it.
Local rules matter
Check city and HOA rules on short-term rentals before you buy or refinance. Lenders may ask about them, and rules change.
Insurance
Short-term rentals often need different insurance coverage than a long-term rental. Get a quote early so your DSCR estimate is accurate.
