## What this site explains
- DSCR = monthly rent ÷ monthly PITIA (principal + interest + property taxes + insurance + HOA/other)
- Example: $2,500 rent ÷ $2,000 PITIA = 1.25 DSCR
- 1.00 and 1.25 are common reference points; program minimums vary
- Lenders typically use the lower of lease rent and appraised market rent
- DSCR loans are business-purpose loans for investment properties; LLC vesting is often allowed with a personal guarantee
